T22PRE0238 ADDRESS/PARCEL: 1114 N COUNTRY CLUB RD/12214001C ZONING: C-2 This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. General Note - UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. 1. The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development to submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4 and Administrative Manual 2-10. 2. At street landscape border is required on N Country Club, UDC 7.6.4.C-2/Table 7.6.4-1, as well as on E Speedway Blvd. See UDC 7.6.4.C-2a, c-e for design standards. 3.One canopy tree is required every 33 linear feet in the landscape border. UDC 7.6.4C-1.a 4. Street landscape borders must be a minimum of 10’ wide as measured from the street property line. UDC 7.6.4.2.a 5. 50% or more of the area of the street landscape border must be covered with shrubs or vegetative ground cover. UDC 7.6.4.e 6.Street landscape borders must be covered with an appropriate inorganic ground cover, such as decomposed granite. UDC 7.6.4.2.d 7. Commercial Rainwater Harvesting plan is required per UDC Technical Standards Manual – Section 4-01.3.0. and Section 5-01.0.0 Landscaping and Screening. Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. Development must comply with the Administrative Manual Section 2-06 - Development Package. Building permits may be submitted concurrently with the development package; however, the development package must be approved prior to approval of the associated building permits. 2. The existing use is permitted in the C-2 zone, subject to use-specific standard 4.9.13.E. 3. As a greater than 25% expansion is proposed, demonstrate that the requirements of UDC 4.9.4.G and Administrative Manual Section 2-06.4.9.H.5.c are met. 4. The existing billboard must demonstrate compliance with the court entered settlement agreement City of Tucson v. Ensure a continuous pedestrian circulation path connecting all public access areas of the development and the pedestrian circulation path located in any adjacent streets is shown on the site plan. 8. Ensure compliance with Technical Standards Manual Section 7-01.4.3. All sidewalks must be a minimum of four feet wide and installed to avoid any obstruction which decreases the minimum width to less than four feet. 9. Ensure access standards found in Section 7.8 of the UDC and Sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. 10.
