Waste enclosure must have 14'x40' operational area in front for waste collection, and ES trucks must not need to back up more than 80' in order to leave the property. Ensure that there is adequate room for ES trucks to turn around or that they can leave through the alley. 2. Ensure that refuse enclosure meets requirements per TSM 8-01.5.2 (10'x10' between bollards, 12' opening, concrete service apron) 3. Ensure 60' adequate driveway throat length with regard to parking adjacent to MS&R (Transportation Management Access Guidelines. 5.11) A waiver from DTM will be required to lower that requirement 4. Ensure that vehicle stops are sufficiently offset to prevent vehicle encroachment into sidewalk area. 4' minimum width must be maintained 5. Ensure vehicle overhang onto tree landscaping area will not force vehicles to encroach into PAAL. 6. Ensure that adequate area for vehicle maneuvering is present on the West parking spaces. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The site is zoned HC-3 and the proposed use is administrative and professional office is permitted. 3. The site is within a Historic Preservation Zone (HPZ) and requires review and approval from the Historic Preservation Office, contact Jodie Brown (Jodie.Brown@tucsonaz.gov) for more information. 4. The parking ratio for administrative and professional office is 1 space to 300 square feet of gross floor area. The parking ratio for commercial storage is 1 space per 5,000 square feet of gross floor area. Additionally, ensure the site is providing the enought parking to accomodate the use and the parking per the shared parking agreements with parcels 117-07-226B, 117-07-203A, and 117-07-205A. 5. Per the Shared Parking Agreement (T22SA00204), 16 parking spaces shall be reserved to meeting the minimum parking requirement for the Ugly but Honest Pizza site (117-07-205A). 6. Traffic Engineering Review | REVIEW COMPLETED | T22PRE0225 Comments: 1. Existing curb, sidewalk and the driveway apron on 6th Ave may remain. If impacting these items with construction, they will have to be constructed to meet current standards. 2. Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 60" X 60" ADA landing is required. Landings shall be 60" X 60" and not to exceed a 2% cross slope in all directions. 3. Radius for new curb return for the "Right Out" onto Arizona Ave must have a minimum radius of 12'. 4. Any new sidewalk along 6th Ave must be 6' wide. 5. Any new sidewalk along Arizona Ave must be 5' wide. 6. Any new concrete curb per P.A.G. standard 209. 7. Any new curb access ramps shall be constructed per P.A.G. standard 207. 8.
