Site may only have a freestanding monument sized sign if: a. Property ownership along front Kolb parcel grants written permission b. Dedicated easement recommended for sign placement (check if existing for former theater sign) c. If the architectural review board for PAD-3 permits this sign – in writing - and also allows the sign design, per PAD-3 zone “Gateway Centre” documents page 6 d. If the sign is no larger than a monument sized sign at 10’ tall and 50 square feet sign area – per the PAD e. PAD review 7A.11.1 defers to underlying zoning (commercial) for calculating number of freestanding signs and sign area. Show the frontage for the 3 related parcels to clarify sufficient street frontage is present for allowance of two freestanding signs (i.e. min 450’ feet along Kolb) and show existing sign location for restaurant on Kolb frontage. 2. Provide copy of development plan sheet for location of freestanding sign, to show: a) Property lines b) Access points c) Easements d) Sight visibility triangle off driveway to Kolb e) Setback for the sign from Kolb face of curb to the leading edge of the sign f) Street frontage of the two adjacent parcels off Kolb to determine number of allowed freestanding signs for this area of the PAD. 3. NEC / OLC: a. Clarify if the business is 24 hour operational b. Specify in timer note that timer to shut signs off at midnight or business closure c. Specify dedicated circuits shall be labeled d. Specify location of dedicated circuits shall be disclosed at inspections e. Clarify if using the same power source / electrical for the theater sign to be removed 4. IBC: a. Provide engineering for wall sign cabinet mounting, as cabinet exceeds 100 square feet in area b. Provide engineering for freestanding sign structure if the total surface area exceeds 80 square feet including pole cover, with re-design to reduce cabinet size c. If freestanding sign is not at 80 square feet surface area, upon resubmittal – show: d. Footer diameter / depth and show pipe type and size e. Clarify how pipe mounted to pole (i.e. top / bottom saddle / bolts and size/ number f. Clarify in a note that no field welding shall be done g.
