STRUCTURAL REVIEW COMMENTS:

1. Update the structural design notes to indicate the minimum designed wind speed is to be 115 mph per 3 second gust and a seismic category is B.
2. Indicate that the soil under the new floor slabs will be treated for termites prior to the pouring of the concrete. 2018 IRC R318


BUILDING REVIEW COMMENTS:

1. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463.
2. Identify ceiling heights in all areas, not just at the soffits. Note the average height at sloped ceiling areas, 2018 IRC R305.1.
3. Provide dimensions and construction details (such as 4” concrete over 4” of compacted gravel fill) of the new stoops. Indicate stoops outside of the sliding glass doors on the drawings.
4. Provide a wall section for the exterior walls that appear to be furred out with 2x material including the required insulation.
5. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11.
6. Indicate the minimum insulation values for both the walls and ceilings on the drawings in accordance with 2018 IECC Table R402.1.2.
7. Indicate that all new windows and sliding glass doors shall have a minimum u factor of .40 and a SHGC of .25. 2018 IECC Table R402.1.2.
8. Note on the drawings that a permanent certificate shall be completed by the builder or other approved party for the new work. The certificate shall be posted on a wall in the space where the furnace is located, a utility room or an approved location inside the building. Where located on an electrical panel, the certificate shall not cover or obstruct the visibility of the circuit directory label, service disconnect label or other required labels. The certificate shall indicate the predominant R-values of insulation installed in or on ceilings, roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside conditioned spaces; U-factors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing performed on the building. 2018 IECC R401.3.



MECHANICAL REVIEW COMMENTS:

1. Provide an ACCA compliant Manual J for the sizing of the mechanical equipment ( such as Elite or other approved heating and cooling calculation methodologies) for the new unit. 2018 IECC R403.7.


ELECTRICAL REVIEW COMMENTS

1. Note that the new can lighting installed in the ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66
2. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1.
3. Indicate an exterior outlet at the front of the building next to the front doors on both the north and south elevations. 2017 NEC 210.52.
4. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8.


PLUMBING REVIEW COMMENTS:

1. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
2. Note on the drawings that a water hammer arrestor shall be installed where quick closing valves are utilized. 2018 IPC 604.9.
3. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are required to be 1.6 gallons per flush or less, showerheads and all faucets to not exceed 2.5 gallons a minute. Ordinance 7178.
4. Indicate on the drawings that all showers will be pressure balanced and be supplied with an anti- scald mixing device.

COMMENT: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in O-3 Zone (UDC 4.7.15). Multi-Family is a permitted use (UDC Table 4.8-2).

1. Zoning has reviewed the building plans for compliance with DP22-0290 and all though it appears that the building plans match the DP in regard to building size and height, until the DP is approved by all review agencies Zoning cannot approve.
