Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The following comments may be relative to an application for a Board of Adjustment variance (UDC 3.10.3).

The site is in the R-1 zone (UDC 4.7.8). An accessory dwelling unit (ADU) is permitted in the R-1 zone, subject to use-specific standards 4.9.7.B.6, .8, and .9, and 6.6.3.

1. This comment was not entirely addressed. Per UDC 11.4.3, “bedroom” is defined as the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms; and, 3) Any room designated as a bedroom for the purpose of any other code requirement.

Based on the above definition of “bedroom,” bedrooms 1 through 4 in addition to the “office” and “work room” as depicted on the “existing home plan” count toward the total number of bedrooms of the existing residence. As such, four on-site parking spaces for the existing residence specifically are required to be shown in the side and rear yards or under existing covered parking structures (UDC 4.9.7.B.7).

The “office” and “work room” may be removed from the total bedroom count of the existing residence if five-foot-wide openings are proposed as the doorways leading into the mud room.
