PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

Provide legible notation. Many of the notes are not readable.

FLOOR PLANS:

1. Show the functional name of each proposed room and each adjacent room, R106.1.1. Existing bedrooms with removed windows must show code compliance for egress, R310. Clarify the pathway between the existing dwelling and the addition.

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5).
2. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. The space between roof insulation and ceiling may not be vented.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity.
2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12.
3. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6.
4. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

10/31/2022 Site Zoning REQUIRES RESUBMIT The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Provide a residential plot plan meeting the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. At a minimum, the plot plan shall:
a. Provide the legal description EL RIO LOT 11 BLK 5
b. Show the correct lot dimensions of 50’ by 150’
c. Show the square footage of the lot, existing dwelling, addition to dwelling, and total under roof area
d. Provide a lot coverage calculation, which includes the area of the site occupied by buildings, storage areas and driveways (paved and unpaved)
e. Indicate the zoning of the property and of the surrounding properties.

2. Clarify the “front” and “rear” elevations shown on Sheet A5. Provide an elevation of each exterior wall identified with a cardinal direction.

3. Per UDC Table 6.3-2.A, the minimum required interior setbacks are six feet or 2/3 the height of the proposed exterior wall, whichever is greater. Based on an assumed wall height of 9’, the minimum required side yard setback measured from the addition to the west lot line is 6’; proposed setback is 4’.

A DDO must be submitted and approved to reduce the required setbacks. The DDO application and its requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. The DDO is a separate submittal from the building plan and shall be submitted as additional/supporting documentation with this permit.
