STRUCTURAL REVIEW COMMENTS:

1. Refer to Structural Drawing S1-02. There is a note “400S200-33 COLD FORM STEEL STUD WALL AT 16” OC TYP AT INTERIOR BEARING WALLS”, the arrows are pointing at the Slab on Grade not the wall locations. Make revisions as needed.
2. Refer to Structural Drawing S1-02. There is a Section 1/S5-01 shown on the slab. The Section on S5-01 shows the walls. Make revisions as needed.
3. Refer to Structural Drawing S1-03. There is a Section 2/S5-01 cut along 72 between E and F. Verify the Section since the Section shows slab on one side only.
4. Refer to Structural Drawing S1-01, Design Seismic Loads. Verify the parameters values for Ie, Ss, S1, Sds, Sd1, Seismic Design Category etc. Make revisions as needed.
5. DEFERRED SUBMITTAL REQUIREMENTS
Structural general notes are to include any components of the building that may be considered deferred submittals.
IBC Section 107.3.4.1 requires deferred submittals to be approved by the building official.
If items will be deferred the plans are to clearly note the following per IBC Section 107.3.4.1:
* To be reviewed by design professional in responsible charge.
* Design professional shall affix a notation that the deferred items are in general conformance with their design of the building.
* They shall be submitted for review by the building official.
* Shall not be installed until approved by building official.

1. Sheet G0-01: The incorrect plumbing code is listed in the applicable codes section of the building code data table. provide the correct adopted and applicable plumbing code.
2. Sheet G0-01: The occupant load is calculated in correctly. It has been calculated as net in lieu of gross. The storage occupant load factor is gross load factor, which means unoccupaible space must be included in the calculation. Gross floor area is measured within the inside surface of the walls, and includes all occupiable and nonoccupiable spaces. Bathrooms, closets, electrical/mechanical rooms, and other non-occupiable spaces are not subtracted from the gross floor area.
3. Sheet G0-03: Building #1 contains two dead ends that appear to exceed 50'. The measurement is close, however, every measurement that was taken exceeded 50'. Provide dead end corridors that are in compliance with Section 1020.4.
4. Sheet A1-07:Roof drainage sizing calculations have not been provided. Provide roof drain sizing calculations to the roof plan in accordance with Section IPC 1106.1 & 1106.2

4). This occupancy type & load requires 2 separate restrooms Mens & womens, with the correct fixture count in each. This occupancy type an load doesn't meet any of the exceptions of IPC 403.2 for the use of a single restroom. Update all affected pages
5). This occupancy type & load requires a high/low drinking fountain. -IPC 403.1 Update all affected pages.
6). Provide civil site utility piping plan for continuation of sewer, storm, & water service. -IPC 106.31 as stated on P1-01, P1-02
7). P1-02 states water & gas plan, no gas shown?-IFGC 106.3.1

1.COMMENT: Zoning has reviewed the building plan for compliance with DP21-0292 and it appears that the building plans do not match the Development package.

2.COMMENT: Clarify why there is a difference in building heights on the Development package and on the building plans



Provide a building height measurement 6.4.4.A. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof, except as follows: (See Figure 6.4.4-A, Measurement of Building Height .)
