This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Provide a complete construction plan set showing 2018 IRC compliance. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits GENERAL COMMENTS: 1. Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Identify these items as built without permit. Show the as-built addition with necessary alterations for achieving code compliance. SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. Overhead electrical lines require an 8 foot clearance above a porch roof or show the panel relocation for compliance. FLOOR PLANS: 1. Show a floor plan labeling all proposed functions of rooms and spaces, R106.1.1. Bedrooms have additional requirements from other living spaces. Include dimensions and show all doors, windows, fixtures and appliances in the altered area. SECTIONS - DETAILS: 1. Provide a wall detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. Also, show the wall sheathing with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. This may require a design with concrete stems. PLUMBING PLANS: 1. Show any plumbing alterations, 2018 IRC. Gas lines may not run below buildings. MECHANICAL PLANS: 1. Show heating facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.1. Provide notation if the smoke alarms are existing or proposed. 2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 3. Show at least one wall switch controlled light or outlet in bathrooms, hallways, stairways, attached garages, outdoor entrances or exits and all habitable rooms, E3903.3. 4. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 for a qualifying room addition) and walls R=13. Show the “R” values of insulation and the maximum “U” factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. | 10/31/2022 | Site Zoning | REQUIRES RESUBMIT | TRANSMITTAL DATE: October 31, 2022 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. Provide a residential plot plan meeting the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. The requirements are numbered and listed in the aforementioned link. At a minimum, the plot plan shall: a. Be drawn at an engineering scale (example: 1” = 20’) b. Show the square footage of the lot, existing dwelling, addition to dwelling, and total under roof area c. Provide a lot coverage calculation, which includes the area of the site occupied by buildings, storage areas and driveways (paved and unpaved). The enclosed porch must be included in the new lot coverage calculation. d. Indicate the zoning of the property and of the surrounding properties.
