PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

Provide a site plan showing all buildings, R106.1.1. Show the location of utility lines to the building.

SECTIONS - DETAILS:

Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5.

Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation.

PLUMBING PLANS:

1. Provide a complete plumbing plan compliant with 2018 IRC.

MECHANICAL PLANS:

Provide equipment details showing code compliant components, locations and sizes. Provide a Manual J report identifying cooling demand.

ELECTRICAL PLANS:

Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3.

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better.

OUTDOOR LIGHTING CODE

Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).

1.COMMENT:Based on the floor plan provided Unit #1 has six (6) bedrooms and Unit #2 has one (1) bedrooms. Per Use Specific standards 4.9.7B.7 “For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom” With that being said this site will require commercial parking. Per UDC Article 7.6.4.B the requirements of UDC Article 7.6.4.B landscape requirements apply. And per a Zoning Administrators determination the requirements of UDC Article 7.4.6 vehicle parking requirements apply. Provide a commercial vehicle parking area along with the landscape requirements. Parking can be reduced, per UDC 7.4.5.E

2.COMMENT: This site is located in the NR-1 zone (UDC 5.10.3). NPZ review for compliance with the neighborhood design manual is required. Please submit an NPZ application review after all other zoning review section comments are addressed and the exterior design is finalized.
