This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a clear and concise construction plan set. Indicate the location and size of buildings, utility meters and lines supporting the alterations, R106.1.1. Show the utility lines requiring upgrade or replacement. FLOOR PLANS: 1 Clarify the usage of the proposed enclosed space, R106.1.1. Bedrooms require compliant egress to the exterior. 2 Show the dimensions and fixture layout of the bathroom, Figure R307.1. STRUCTURAL PLANS: 1. Provide a Roof Framing Plan showing the location and size of beams, headers, and rafters for supporting live and dead structural loads, R804. SECTIONS - DETAILS: 1 Show a cross-section detail of the proposed exterior wall, R106.1.1. Show 3/8” structural or ½” non-structural wall sheathing of the proposed exterior wall, R106.1.1. Include the R-30 ceiling and R=13 wall insulation placement, N1102.1. 2 Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 3 The framed wall may require a concrete stem for achieving the 6” clearance between framing and ground (R317.1 item 5). MECHANICAL PLANS: 1. Provide a plan showing the location of the Mini-split. ELECTRICAL PLANS: 1. Provide an electrical plan showing the receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 2. Show at least one wall switch controlled light at outdoor entrances or exits and all habitable rooms, E3903.3. 3. Notate the protection of new or extended interior 15A & 20A circuits with combination type arc-fault circuit interrupters, E3902.16. This comment is still applicable please provide property line distances. Property line distances 2.COMMENT: Please provide an elevation drawing, Draw dimension and label the height of the new structure measured from design grade to top of wall. 3.COMMENT: Provide a floor plan for the existing residence on the plan so that Zoning can verify if the requirements of UDC Article 4.9.7.B.7 are applicable to this project. 4.COMMENT: There are two sheds located on the north portion of the site, Please provide permit documentation if no permits are available provide: Setback dimension, height and square footage. If these sheds are not meeting the required setback a neighbor’s setback waiver is required to reduce the perimeter yard setback. To secure this waiver the following text shall be provided on the plot plan and be signed and dated by all applicable property owners: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
