This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a clear and concise construction plan set. Sample drawings are shown as an example: https://www.tucsonaz.gov/pdsd/residential-permits FLOOR PLAN: 1 Clarify the usage of the proposed enclosed space, R106.1.1. Replace the label “Addition” with the function of the room as in Family, Game or Living Room. 2 Provide a Roof Framing Plan showing the location and size of rafters resting upon load bearing walls, R106.1. This plan shows orientation, spacing and length of rafters. STRUCTURAL PLANS: 1. The Roof structure design requires header and rafter sizes for supporting live and dead structural loads, R804. Roof rafters of 2” x 6” @ 24” O.C. may span up to 12 feet. SECTIONS - DETAILS: 1 Show a cross-section detail of the proposed exterior wall material and thickness, R106.1.1. Show 3/8” structural or ½” non-structural wall sheathing of the proposed exterior wall, R106.1.1. Include the R-30 ceiling and R=13 wall insulation placement, N1102.1. Show the R values on the plans. 2 Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. Show the wall siding dimension of clearance on the detail. 3 The framed wall may require a concrete stem for achieving the 6” clearance between framing and ground (R317.1 item 5). Clarify the footer depth into earth and the wall height above earth surface (grade). MECHANICAL PLANS: 1. Provide a plan showing the location and size of the Mini-split. ELECTRICAL PLANS: 1. Provide an electrical plan showing the receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 2. Show at least one wall switch controlled light at outdoor entrances or exits and all habitable rooms, E3903.3. 3. Notate the protection of new or extended interior 15A & 20A circuits with combination type arc-fault circuit interrupters, E3902.16.
