Food Service is a permitted use in the zone (UDC Table 4.8-4) 1. The proposed Steaterie requires a new development package. Per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A development package (DP) meeting the requirements the checklist for Minor Development Changes to Existing Commercial/Industrial Sire, found at: https://www.tucsonaz.gov/files/pdsd/forms/Minor_Changes_to_Commercial_Industrial_Sites_.pdf, must be submitted and approved prior to approval of this building plan. The DP is a separate submittal from the building plans and is submitted at: https://docs.tucsonaz.gov/Forms/tucsonpermitapp, using Submission Type “Site Review”. 2. As the proposed seating area is located within a COT right-of-way approval by COT DTM will be required. 3. As this site is located within the COT Downtown core review by Historic and Rio Nuevo Area (RNA) will be required.
