Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

A special inspection request is required with the permit application for field welding, R109.2. Show manufactured assemblies without field welding or submit a privately acquired certified inspector request form for approval.

SITE PLAN:

1. Show the panelboard with clear working space of 30” wide x 36” deep, E3405.2. The building electrical panel should be relocated providing the 36” clearance on property.
2. The Patio roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by removing the roof placed within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2).

SECTIONS - DETAILS:

1. Provide a complete cross-section detail from foundation to roof assembly notating all fastener types and sizes including anchor bolt, H2.5 and welds, R106.1.1.
2. Show an unvented roof assembly with all insulation at the roof including an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the total insulation requirement, R806.5 or show the attic vent opening size using 1 to 150 of attic area with insulation at the ceiling in compliance with R806.2.

PLUMBING PLANS:

1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe for supporting the existing and proposed dwellings and show an appropriate water meter size.
2. Show an individual water heater for each building, P2801.1.
3. Show an individual accessible water supply shut off for the proposed building with bathroom, P2903.9.1.

ELECTRICAL PLANS:

1. Show a smoke alarm in the bedroom, R314.3.2.
2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.
3. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access, R3903.3.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This structure is to be constructed as sleeping quarter remove all notation of an ADU from the plan set.
1.COMMNENT: Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Because the gross floor area of the all accessory structure will exceed 50% of the GFA zoning is unable to approve, The options that are available to you are to attach the proposed structure to the existing dwelling, or a Board of Adjustment for Variance is required. 2.COMMENT: the minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a proposed wall height of 14’-0” the required perimeter yard setback from the proposed Sleeping quarters to the east property line is 9’-5”, proposed setback is 3’-0”. Based on a proposed wall height of 14’-0” the required perimeter yard setback from the proposed Sleeping quarters to the south property line is 9’-5”, proposed setback is 3’-5”.
3.COMMENT:Based on a proposed wall height of 12’-0” the required perimeter yard setback from the proposed Patio/Canopy to the west property line is 8’-1”, proposed setback is 2’-6”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, If you elect to do the Board of Adjustment the setback reduction can be included in Variance process.
