PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the code reference on the plans.

Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits

SITE PLAN:

Provide a site plan showing all buildings, R106.1.1. Show the location of utility lines near or to the proposed buildings.

FLOOR PLAN:

Provide a floor plan showing each proposed room with labeled function and dimensions. Show door locations and window sizes.

Roof projections extending into the 3-foot fire separation distance to the neighboring property line require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). The fire protected overhang may not extend closer than 24” from the property line.

STRUCTURAL PLAN:

Locate and size beams, rafters, and headers for supporting live and dead structural loads, R804 or provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.

SECTIONS - DETAILS:

Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5.

ELECTRICAL PLANS:

Show any proposed wiring details showing code compliant device locations and circuit sizes.

OUTDOOR LIGHTING CODE

Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1.COMMENT: Provide a notation that the new building will be built with the following Per UDC 6.6.3B.3 “If the accessory dwelling unit is built as a new structure it must be developed with a high albedo level (>60 SRI) or other cool roof technology per the ICC Green Construction Code.”
2.COMMNENT: Please revise the height Per UDC 6.6.3B.4 “On sites where the principal structure is one story, accessory dwelling units shall not exceed 12 feet in height. On sites where the principal structure is two stories or greater, the height of the accessory dwelling unit may be equal to the height of the principal structure”

3 COMMNENT: Clarify if the existing building is going to be connected to the ADU, If the following comment applies “For lots less than 6,500 square feet in size, the accessory dwelling unit is limited to 650 square feet of gross floor area . For lots equal to or greater than 6,500 square feet, the accessory dwelling unit is limited to 10% of the lot size, not to exceed 1,000 square feet of gross floor area .”

4.COMMENT: Zoning is unable to provide DDO comment, please provide elevation drawing, Draw dimension and label the height of the new structure measured from design grade to top of wall. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a proposed wall height of 14’-8” the required perimeter yard setback from the proposed ADU to the east property line is 9’-5”, proposed setback is 2’-1”. Based on a proposed wall height of 14’-8” the required perimeter yard setback from the proposed ADU to the south property line is 9’-5”, proposed setback is 3’-5”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

5. COMMENT: After reviewing the Pima county assessor information the carport that is attached to the workshop was built sometime after 1989 but it is unclear as to when, If this carport is being demolished Historic review is required.
The Pima County Assessor’s effective construction date for your building or structure is 1919. The actual construction date may be earlier.
Buildings, portions of buildings or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued.
