PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the code reference on the plans.

Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits

SITE PLAN:

Provide a site plan showing the location of the electrical service panel.

FLOOR PLAN:

Provide a floor plan showing each proposed room with labeled function and dimensions.

PLUMBING PLANS:

Provide piping (supply, drains and vents) locations and code compliant sizes.

MECHANICAL PLANS:

Provide equipment details showing code compliant components, locations and sizes of a HVAC.

ELECTRICAL PLANS:

Provide proposed wiring details showing code compliant device locations and circuit sizes. Show circuit number and size with receptacles at all walls (within 6’ of any wall location) and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection, E3902.16.

Show at least one wall switch controlled light or outlet in bathrooms, hallways, outdoor entrances or exits and all habitable rooms, E3903.3.

Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6.

Show GFCI protection at sink locations, E3902.6.

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details (existing or proposed) minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101.

1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf This shall in include:
a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved)
b. Zoning of adjacent parcels
c. All Utility lines
d. Property line distances

2.COMMENT Clearly show everything on site. Based on current aerial photos there is an unpermitted addition on the rear of the house. Additional comments may be forth coming.
