Where clips are used, they shall be minimum Simpson H2.5 (A34 at ledger), or equivalent load capacity, of configuration to match connection and spaced at intervals not to exceed 24". At openings, lower cripple studs do not require clipping but king/trimmer studs require double clips at bottom and upper cripples require both full clipping to header as well as header to king stud. All platform framing requires either strapping listed for the purpose or continuous sheathing over rim joist from stud to stud vertically at each floor level. All non-bearing exterior walls shall be clipped as above except that the spacing may be extended not to exceed every other stud. DMA

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. The legal description of Lot A on S22-035 has a lot size of 9,261 square feet. Show the correct lot size of Lot A on the submitted plans.

2. Per paving plan U-2014-001, a typical section shows 16 feet between the centerline of Park Avenue and the edge of the bicycle lane. The distance shown the submitted plans between the edge of the bicycle lane and the west property line is 15 feet; the correct distance per the paving plan's typical section should be 14 feet. Provide the correct distance with your next submission.

3. Per paving plan I-515, the distance between the face of curb on Silver Street and the property line is 18 feet. The distance shown on the submitted plans is 15 feet. Provide the correct distance with your next submission.

4. Provide a complete plan set showing elevations and a floor plan of each proposed dwelling unit. The proposed construction follows the motor vehicle parking requirements for multifamily dwellings (0-70 units/acre) (UDC Table 7.4.4-1). Per UDC 7.4.6 and a Zoning Administrator's determination, when five (5) or more motor vehicle parking spaces are required, the requirements of UDC 7.4.6 and 7.6.4.B apply. Commercial parking standards ultimately apply if six or more bedrooms are proposed.
