This site is located in the R-1 (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use.7.B.5 – 9. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. 1. This comment was not addressed correctly. Clearly show the unpermitted structures on the plan and clearly annotate that they are to be removed from the site. COMMENTS: Clearly show everything on site. From 2014 and on there is an addition that was built on the north and east portions of the main dwelling. Please provide permit documentation for these additions. If no permit are available include them in this next submittal. It appears that the carport addition on the east side of the property is not going to be meeting setbacks. 2.
