| 11/03/2022 | Site Zoning | REQUIRES RESUBMIT | FROM: Paul Camarena PDSD Zoning Review Section PROJECT: T22CM07003 Carport 2822 E WAVERLY ST Zoning R-1 TRANSMITTAL DATE:November 3, 2022 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1.COMMENT: Provide the height of the existing shed located on the west portion of the property. 2.COMMENT: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on phone call the estimated wall height of 9’-0” the required perimeter yard setback from the proposed shed to the west property line is 6’-0”, proposed setback is 4’-9”. At a minimum, a neighbor’s setback waiver is required to reduce the perimeter yard setback. To secure this waiver the following text shall be provided on the plot plan and be signed and dated by the owner of the property to the west: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are unable to secure the neighbor’s setback waiver a Design Development Option (DDO) will need to be processed and approved to reduce the setback This comment is still applicable. 3.COMMENT: The setback along Stewart Av is 10ft per UDC section 6.4.5.C. “Within established areas , the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), measured from the street property line , whichever is greater, up to a maximum of 90 feet. Where a lot abuts more than one street , the owner chooses which street lot line is the front lot line . From other than the front lot line , the street perimeter yard is ten feet.” The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). The proposed side street setback is 4’-6”. A Design Development Option (DDO) will need to be processed and approved to reduce the setback.
