Uplift resistance to minimize microburst effects shall be determined by either method 1 or 2 below as per 2018 IRC Amend Section R802.11.1 Uplift resistance: 1) Design-based wind uplift criteria. Wind uplift requirements shall be determined by using the design wind value of 115 mph within Table R802.11 for the continuous load path transmitting the uplift forces from the rafter or truss ties to the foundation. 2) Prescriptive-based wind uplift criteria. (Please note that the requirements of this Section are in addition to those required for the structural connection of wood members). 9. Provide documentation and details of the required wall bracing details and method, including but not limited to the garage as per IRC-R602.10. a. Show braced wall lines for the new addition as per IRC-R602.10.1. b. Show braced wall panels for the new addition as per IRC-R602.10.2. c. Show required length (minimum) of bracing for the new addition as per IRC-R602.10.3 & R602.10.5. d. Show construction methods for braced wall panels for the new addition as per IRC-R602.10.4. e. Show simplified wall bracing as per IRC-R602.12. 14. Provide documentation and details of the required Geotechnical Evaluation. In lieu of a complete geotechnical evaluation the load-bearing values in Table R401.4.1 shall be assumed. A complete geotechnical evaluation is required for presumptive load-bearing values greater than 1500 pounds per square foot as per R401.4.1. 15. Provide documentation and details of the required structural beams & headers throughout plan on sheets A-2 and A-3 as per IRC-R106.1. 26. Revise drawings with anchor bolts at maximum of 6 feet on center and no fewer than two bolts per plate section for wood sole plates and sill plates on concrete floor slab, concrete, and masonry foundation/walls (other than braced wall sections) as per IRC Section R403.1.6. 27. Provide note for Garage door (#5 on Door Schedule) to be 1 3/8" solid wood, steel or 20 minute fire-rated self-closing door as per IRC R302.5.1. 28. Provide required design criteria on sheet A-0 including but not limited to story height, Dead load, live load, roof load, Wind Speed, Weathering, and Table R301.2 Climatic and Geographic Design Criteria. Buildings shall be constructed in accordance with the provisions of this code as limited by the provisions of this section as per IRC-R301. 29. Provide documentation and details of required Vapor Retarder to be shown on sheet A-5-Details 7/A-5, 8/A-5 and 14/A-5. 2018 IRC Section R506.2.3. Revise drawings with 6-mil polyethylene or approved vapor retarder with joints lapped not less than 6 inches placed between the concrete slab and the base course or prepared subgrade. 11. Provide documentation and details of required drainage. All drainage shall conform to the requirements of Chapter 32A of the Phoenix City Code as per IRC-R401.3. 20. Provide documentation and details of required roof ventilation IRC-R806. 23. Although Sheet A-3 shows gutter on Roof of ENTRY on BLDG. SECTION 2, no downspouts are shown. Provide documentation and details of required roof drainage and manufacturer’s installation instructions as per IRC-R903.4. 27. Recommend clouding changes to speed up the rereview. 1. Designate the locations, capacity and fuel type (electric or gas) of the heating and air conditioning equipment on sheet A-3. Designate the locations of each supply register, return air grill and all ductwork. Show duct size and material as per IRC-106. 2. The dwelling must be provided with heating and cooling capable of maintaining a room temperature established by City of Tucson at a point 3 feet above the floor, and 2 feet from exterior walls (IRC R303.9 as amended). 3. Identify location(s) of programmable thermostat(s) on sheet A-3 and provide specifications to show compliance as per (IRC N1103.1.1, IECC R403.1.1). 5. Provide Whole-house mechanical ventilation systems on sheet A-3 for existing dwellings with a rebuilt thermal envelope, or detached habitable structures as per IRC M1507.3. 8. Provide documentation and details on sheet A-3 of required exhaust fans as per IRC-M1507. Source specific exhaust ventilation is required in each new entry, pantry/ laundry room where water vapor or cooking odor is produced. The minimum source specific ventilation effective exhaust capacity shall not be less than levels specified in Table M1507.3. 11. Provide documentation and details of the required Locking Access Port Caps if the heating and cooling equipment is provided as per IRC M1411.8. Refrigerant circuit access ports located outdoors shall be fitted with locking-type tamperresistant caps or shall be otherwise secured to prevent unauthorized access. 12. Sheet MP MECH/ PLUMB shows stacked W/D directly against exterior wall. The dryer exhaust duct requires minimum 4" space between W/D and wall. Provide documentation and details of the Dryer Exhaust Ducts as per IRC M1502.4. Dryer exhaust ducts shall conform to the requirements of Sections M1502.4.1 through M1502.4.7. 13. Provide documentation and details on Sheet MP MECH/ PLUMB of the Material and Size of Supply/Return & exhaust as per IRC M1502.4.1. Provide CFM for ceiling supply register for New Entry and Pantry. Exhaust ducts shall have a smooth interior finish and be constructed of metal having a minimum thickness of 0.0157 inches (No. 28 gage). The duct shall be 4 inches nominal in diameter. 15. Provide documentation and details of the Transition Duct as per IRC M1502.4.3. Transition ducts used to connect the dryer to the exhaust duct system shall be a single length that is listed and labeled in accordance with UL 2158A. Transition ducts shall be not greater than 8 feet in length. Transition ducts shall not be concealed within construction. 28. Provide one receptacle at new Pantry wall 3 ft. wide or more (adjacent to pocket door) on sheet E as per NEC-210. 17. Automatic Garage Door Opener shown on sheet E, shall be listed and labeled in accordance with UL 325 as per IRCR309.4 18. Provide documentation and details of the required Drainage on sheet A-1 and MP. All drainage shall conform to the requirements of Chapter 32A of the Phoenix City Code as per R401.3. a. All drainage facilities shall comply with the City of Phoenix Stormwater Policies and Standards Manual. 14. Provide documentation and drawings of the required Water Hammer arrestor on sheet A-1. A water-hammer arrestor shall be installed where quick-closing valves are utilized. Water-hammer arrestors shall conform to ASSE 1010 as per IRC2903.5. 15. Provide documentation and drawings of the required Waste Connection for the washing machine in the new Pantry shown on sheet A-1. The discharge from a clothes washing machine shall be through an air break as per IRC-P2718.1. 16. Provide documentation and drawings of the required Standpipes on sheet A-1. Standpipes shall extend not less than 18 inches and not greater than 42 inches above the trap weir as per IRC-P2706.1.2. 17. Provide documentation and drawings of the required Laundry Tray Connection to Standpipe on sheet A-1. Where a laundry tray waste line connects into a standpipe for an automatic clothes washer drain, the standpipe shall extend not less than 30 inches above the standpipe trap weir and shall extend above the flood level rim of the laundry tray. The outlet of the laundry tray shall not be greater than 30 inches horizontally from the standpipe trap as per IRC-P2706.1.2.1. 18. Provide sanitary waste riser diagram on sheet A-1 for the drainage, waste and vents as per IRC R106. 21. Provide required inspections as per City of Tucson Development Services Department.
