The side street perimeter yard setback is not correct and for the main dwelling should be listed as 21’ or the height of the H = The height of the proposed exterior building wall, greater of the two as measured from the from the outside edge of the nearest adjacent travel lane, UDC Article 6.4.5.C.2 and Table 6.4.5.C-1. For this site the setback is measured from back of wedge curb as no parking is allowed along the east side of Avenda Santa Carina. Along Avenida Santa Carolina the required setback is 21ft measure for the outside edge of the nearest adjacent travel lane, currently the site plan is showing a setback of 19ft.
