This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9.



Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf,

Provide the zoning for this parcel and all adjacent parcels on the plot plan. The Zoning should be listed as R-1.

Provide a lot coverage calculation on the plans.

This comment was not addressed correctly. The 19’-0” dimension is from center line of street to the face of curb, street side of curb, and then the property line is 11’-0” north of the curb. Provide a dimension from the centerline of Calle Cascada. to the street side of curb and from the street side of curb to the property line. The dimension from centerline to curb is 19’-0” and from curb to property line is 11’-0”, reference paving plan I-71-030 found at: https://www.tucsonaz.gov/apps/maps-and-records/construction-plans/details/I-71-030. Until this comment is addressed correctly Zoning cannot provide the required comments for the Board of Adjustmenr process.



This comment was not addressed. There is some type of structure along the east side of the house that shows up on aerial photos sometime after 2008. There is also what appears to be a shed along the west property line that shows up sometime after 2019. Zoning was not able to find approved permits or compliance reviews for these structures. Depending on the size of the structure building permits maybe required. If less than 200 SF a zoning compliance is required. Either way perimeter yard setbacks apply. The required perimeter yard setback in the R-1 zone is 6’-0” or 2/3 the (H) height of the structures wall facing the property line. It is not clear if the structure along the east property line is attached to the main dwelling or not. If Attached a Design Development Options (DDO) for setback reductions is required. I detached a neighbors setback waiver is required, see waiver requirements below. The structure along the west property line will at a minimum will require the neighbor's setback waiver. Show all structures on the plot plan along with perimeter yard setbacks, this shall include any sheds, shade sails, etc.



Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A.



The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). If the proposed garage extension does not meet the require front street perimeter yard setback a Board of Adjustment for Variance will be required to reduce the front street perimeter yard setback.
