Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

Clarify if the structure along the west property line that appeared in 2019 is to be relocated to the east of the property. Since this structure is attached to the principal structure this will be included with the Variance request. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 8’-0” the required perimeter yard setback from the free-standing tuff shed structure to the east property line is 6’-0”, the proposed setback is 3’-0”. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). Based on a wall height of 8ft the required front setback is 20ft. The proposed garage extension does not meet the require front street perimeter yard setback a Board of Adjustment for Variance will be required to reduce the front street perimeter yard setback.

04/06/2023 Zoning Modifications - Variance REQUIRES RESUBMIT Per UDC 3.11.1.B.4, a DDO may be utilized for structural setback and parking space length requirements for carports only in single-family and duplex development. The submitted plans show a garage door on the elevations. The garage door shall be removed from the elevations in order to utilize the DDO-23-09 decision.

Additionally, the most recently submitted plans show both a detached accessory structure and an addition to the principal structure that do not meet perimeter yard setback requirements. The DDO application that was previously submitted and approved does not include these setback reductions. A separate DDO application is required for the unpermitted addition to the principal structure. A neighbor's setback waiver may be utilized for the detached accessory structure. If a neighbor's setback waiver cannot be obtained, the detached accessory structure may also be included within the required separate DDO application.
