The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). 1. Per UDC 6.4.5.C.1.a, within established areas, the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall, measured from the street property line, whichever is greater. Based on a proposed post height of 10'-5”, the required setback to the front street lot line is 20’-0”; proposed is 9’-0”. A DDO is required to reduce this setback. 2. Show all accessory structures on the plot plan. There is a detached accessory shed near the west property line that appears in aerial photography beginning in 2010 as well as a detached gazebo that appears in aerial photography beginning in 2014. The detached accessory shed may remain if you can demonstrate the shed is under 200 square feet and has no utility connections.
