COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1.COMMENT: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). That said based on a calculated 11' 1” wall the required setback from the detached shed structure to the west property line is 7'-5", proposed calculated setback is 1'-3". At a minimum, a neighbor’s setback waiver is required to reduce the perimeter yard setback. To secure this waiver the following text shall be provided on the plot plan and be signed and dated by the owner of the property to west and north west.

If you are unable to secure the neighbor’s setback waiver a Design Development Option (DDO) will need to be processed and approved to reduce the setback. 2.COMMENT: The minimum setback to a front street property line is 20 feet (UDC Section 6.4.5.C.1.). The proposed side street setback is 8’-0” to 6’7”. At a minimum a Design Development Option (DDO) is required.

3.COMMENT: Please provide a building height dimension for the proposed workshop. Per UDC 6.6.3.D : Accessory structures shall not exceed 12 feet in height, UDC: 6.4.4.A. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof, except as follows: (See Figure 6.4.4-A, Measurement of Building Height .)

04/24/2023 Zoning Modifications - DDO REQUIRES RESUBMIT The Zoning Review Section has indicated that a Design Development Option (DDO) is required to reduce the front street setback for the unpermitted carport. As such, a completed DDO application shall be submitted under this building permit with your resubmittal: https://www.tucsonaz.gov/files/pdsd/forms/2019_DDO_for_Setback_and_Height_UDC.pdf.

Provide a setback dimension from the posts of the carport to the front street property with your resubmittal. Additionally, clarify whether there are any utility connections to the detached storage shed. A neighbor's setback waiver or DDO will not be required for this shed if it can be demonstrated that the shed has existed for at least five years and has no utility connections.
