This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. Zoning acknowledges that the Board of Adjustment was approved. Provide the conditions of approval on the plot plan. 2. Based on the two (2) bedrooms shown in Structure #1 and the four (4) bedrooms shown in Structure #2 the required number of vehicle parking spaces for this site is five (5) spaces. Per UDC Article 7.6.4.B and a Zoning Administrator determination any site requiring more than four vehicle parking spaces requires a commercial vehicle use area that meets the requirements of UDC Articles 7.4.6 & 7.6.4 to include but not limited to, all maneuvering on site, curbing, pavement & landscaping, etc. Provide a full floor plan for Structure #1 so that vehicle parking requirements can be verified.
