| 11/21/2023 | Commercial Electrical | REQUIRES RESUBMIT | Please address the electrical plan review comments and provide a written response. The previous electrical plan review comments are not completely addressed. Also the currently submitted plans have changed significantly by electrical design and Registrant in relation to the 1st submittal. 1. Previous electrical plan review comment #1. “1 The loads calculated for both panels' ‘B’ and ‘C’ (166 amps) together, do not correlate with the total loads shown for panel ‘A’ (145 amps), which feeds both of these panels and possible other loads. Revise and show load calculations and a complete panel schedule for panel ‘A’, also show total load for the 400-amp electrical service that complies with NEC art 220.” 1a. The site plan shows the existing 400 amp service and panel ‘A’ located at the ‘EXISTING BUILDING’ but does not show panel ‘B’, please show panel ‘B’. Panel ‘A’ is feeding panel ‘C’ located at the new building.. It appears that the service total load calculation does not include any load from the existing building. Please clarify 1b. The total service load calculation (panel ‘A’) is shown at 75 amps. The original calculation was 145 amps. Please clarify and show all panel schedule loads and correlate with the total load calculations for the service. 2. The lumen calculations ‘Fixture Quantities’ does not correlate with the lighting plans. Luminaires and quantities not all shown on the lighting plan. Please clarify. 3. Please indicate fuse sizes and types for the main service disconnect. Ref; 2018 IBC section 107.2.1, 2017 NEC, 2012 City of Tucson Outdoor Lighting Code. |

| 11/27/2023 | Commercial Mechanical | REQUIRES RESUBMIT | 1. The COMcheck report must be signed or sealed. [Initial comment: Demonstrate energy code compliance for the building envelope using calculations based on the current code (e.g. COMcheck Envelope Compliance Certificate). Reference: Sections C101.5, C103.2, C303, and C401.2, International Energy Conservation Code 2018.] 2. The Rheem RQPM series of heat pumps all have a 14 SEER, not 16 SEER. The new, 2023 D.O.E. minimum requirements for packaged heat pumps of this size are 13.4 SEER2 and 6.7 HSPF2 (Equivalent to 14 SEER and 8 HSPF). [Initial comment: Show that the proposed HVAC equipment meets the minimum performance requirements of Section C403.3.2, IECC 2018.] 3. The submitted Envelope COMcheck calls for high efficiency HVAC to be the additional efficiency package option, but high efficiency HVAC units have not been selected. The selected units must have 10% greater efficiency than the minimum requirement. Reference: Section C406.2, IECC 2018. [Initial comment: Full compliance with the 2018 IECC for new buildings requires that an “additional efficiency package option” be selected per Section C406. Identify which of the eight options has been selected. Reference: Section C401.2 (2), IECC 2018.] |
