STRUCTURAL REVIEW COMMENTS: APPROVED BUILDING REVIEW COMMENTS: DENIEDSheet 3, Floor Plan: Ensure that the smoke alarm in the corridor outside bedrooms 1 and 2 is installed at least 3’ horizontally from the door into the bath/shower room, per IRC Section R314. The existing emergency escape and rescue window for the Master Bedroom will be eliminated due to the proposed addition. Please ensure that one of the remaining windows will meet the requirements for an emergency escape and rescue opening as specified in IRC Section R310. Sheet 6, Building Section “A”: IRC Section R316.5: Spray foam insulation is proposed for installation in the rafter spaces of the attic. Where the attic space is accessible and is to be used solely for repairs and maintenance (not habitable or storage space), it must be tested in accordance with R316.6 or an ignition barrier must be provided in accordance with IRC Section R316.5.3 Nos, 3.1-3.8. Note that many spray foam suppliers have obtained approved Evaluation Service Reports from ICC for spray-applied ignition barriers, which may serve as an alternate material or method when approved by the Authority Having Jurisdiction. MECHANICAL REVIEW COMMENTS: DENIEDSheet 9, Mechanical Plan: Note: Gas appliance combustion air duct locations and sizing are not specified or shown- field verify compliance with IRC Section G2407. A 75,000 BTUH gas furnace is to be supplied in the accessible insulated attic space (within the building thermal envelope). IRC Section N1102.4.4 requires the isolation of this furnace and its combustion air ducts within its own walls in order to separate it from conditioned space. The enclosure must meet the R-Values required for a basement in Climate Zone 6.
