PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the code reference on the plans.

Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits

SITE PLAN:

Provide a site plan showing all utility lines, R106.1.1.

STRUCTURAL PLAN:

Show the beam on top of post with appropriate post top hardware for supporting live and dead structural loads. Show a correction or provide an engineer’s calculation, design and seal for a performance solution when proposed design is not code compliant with the IRC, R301.1.

SECTIONS - DETAILS:

A manufactured assembly requires submittal of a professional engineer stamped plan set. This document is available from the structure manufacturer which verifies that an Arizona Professional Engineer has reviewed the design for 2018 IBC performance compliance for wind loading with appropriate foundation fastening, R106.1.

Show a complete cross-section detail, R106.1.1. Show the minimum 12” x 12” x 12” - #4 rebar reinforced footing, R403.1. Show fastening with ½” anchor bolt embedment and H2.5 equivalent uplift.

ELECTRICAL PLANS:

Show any lighting in accordance with the City of Tucson Outdoor Lighting Code.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Provide a plot plan meeting the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. At a minimum, the plot plan shall:
a. Indicate the scale of the plan (example: 1” = 20’)
b. Show the square footage of the lot, existing dwelling, carport, and total under roof area
c. Provide a lot coverage calculation, which includes the area of the lot occupied by buildings as well as paved and unpaved driveways
d. Provide the height of the exterior walls measured from the ground to the highest points of the wall and gabled roof
e. Show perimeter yard setbacks (distances from the posts to the property lines). Also, show dimensions from the post of the carport to the front street property line as well as to edge of pavement or curb
f. Add the legal description “MITMAN W 60’ N 135’ LOT 5 BLK 10” on the plot plan.

2. Provide height measurements on the elevations submitted to confirm setback requirements.

3. Per Unified Development Code Section 6.4.5.C.1.a, within established areas, the minimum required front street perimeter yard setback is 20 feet or 1.5 times the height of the proposed wall, measured to the street property line, whichever is greater. The proposed construction does not appear to meet this setback requirement. Design Development Option (DDO) approval is necessary to reduce the required setback.

4. Per UDC Table 6.3-2.A, the minimum required side and rear yard setbacks in the R-1 zone are six feet or 2/3 the height of the proposed wall, whichever is greater. DDO approval may also be required to reduce the setback to the west lot line.

5. Please be sure to address comments 1 and 2 prior to applying for a DDO.
