STRUCTURAL REVIEW COMMENTS:

1. Geotechnical Report for the proposed building per International Building Code 2018, Section 1803.1 is not provided in this submittal. Inspector to verify info used on Structural Drawings and Structural Calculations is consistent with the Geotechnical Report.
2. DEFERRED SUBMITTAL REQUIREMENTS
Structural general notes are to include any components of the building that may be considered deferred submittals. IBC Section 107.3.4.1 requires deferred submittals to be approved by the building official.
If items will be deferred the plans are to clearly note the following per IBC Section 107.3.4.1:
* To be reviewed by design professional in responsible charge.
* Design professional shall affix a notation that the deferred items are in general conformance with their design of the building.
* They shall be submitted for review by the building official.
* Shall not be installed until approved by building official.


BUILDING REVIEW COMMENTS:

1. General: Provide a complete list of the deferred submittals.
2. General: Provide a unit matrix that shows that accessible unit calculations. Additionally, ensure that rooms are properly dispersed throughout the structure. Section 225.3 of the 2010 ADAAG.
3. General: Provide within the site plans, drawings that clearly indicate the accessible routes within the site and site arrival points that connect the accessible parking to the accessible entrances that are in accordance with Section 206.2.1 and 206.2.2.
4. General: Provide evidence of compliance that 60% of the public entrances are accessible in accordance with Section 206.4.1.
5. General: Provide evidence of compliance that at least one restricted entrance is accessible in accordance with Section 206.4.7.
6. General: Provide enlarged dimensions restroom plans along with applicable accessible details.
7. Sheet G103: The code review does not clearly indicate what is the actual area of each floor. Provide the actual area of each floor.
8. Sheet G103: The occupant load factors used for the storage area and the office. Provide a corrected occupant load.
9. Sheet G103: The stairs provided are considered exit access stairways and not exits. Thus the travel on the stairs will be required to be calculated and would exceed the maximum travel distance. The stairs will be required to be enclosed stair shafts to meet the travel distance requirements. (Section 1017.3 and 1017.3.1)
10. Sheet G103: The travel distances are not shown on levels 1 and 3. Provide the travel distances on these levels to an exit.
11. Sheet G103: The exit access stairways are not in compliance with Section 1019. The stairways will need to be reconfigured.
12. Sheet G103: Show all exit signage on the egress plans in accordance with Section 1013.
13. Sheet A105/A106: The elevator shafts are required to be of 1 hour fire resistance rating in accordance with Section 713.4. No wall tags have been provided for these walls. Provide appropriately labeled wall tags for all walls, along with the appropriate wall types.
14. All A112: The RCP does not show the locations of exit signage and egress illuminations in accordance with Section 1013 and 1008. Additionally, no other RCP's are provided. Provide all RCP and the location of exit signage and egress illumination.
15. Sheet A602: Handrails are required to be extended and have returns. Provide compliant handrails in accordance with Section 1014.6
16. Sheet A602: The guardrail openings exceed the maximum permitted amount. Provide guardrails that are in accordance with Section 1015.4.


MECHANICAL REVIEW COMMENTS:

1. Provide .06 cfm of ventilation air per square foot of storage space on each floor sheet M102 (IMC2018,403.3.1.1)
2. Elevator shall not be in same shaft as stairway shaft sheet A601 (IBC2018,3002.7)
3. Air intake openings shall be located not less than 10' from streets, alley and parking lots sheet M102 (IMC2018,401.4)
4. Elevator machine rooms, machinery spaces that contain the driving machine, and control rooms or spaces that contain the operation or motion controller for elevator operation shall be provided with an independent ventilation or air-conditioning system to protect against the overheating of the electrical equipment. sheet M102 (IBC2018,3005).

E601 PANELBOARD SCHEDULES:
225 Amp panel RVP feeds panel RVP2 with a 225 amp CB (40, 42, 44). This should be a smaller CB to reduce the chance of a nuisance trip. If the panels are in close proximity, may even consider feed thru lugs.
Panelboard HC1 load should be recalculated as half of the load is called out as ‘Future’.


PLUMBING REVIEW COMMENTS:

First Plumbing Review:
1). add sidewall clearances for lavs toilets & urinals on plan page A609 -IPC 404.2 7 405.3.1
2). add double lavatory center to center separation to plan page A609 -IPC 404.2 &405.3.1
3). Condensate waste on plan page M501 can't drain to roof, the majority of the roof drains discharge to the pavement & not grass or storm system. Pipe to an indirect waste receptor, suggest Mop sink. -IPC 314.2.1 , 802.1.5
4). The hot water piping route shown on plan page P401 appears to be over 50ft from hot water heater and would require a recirculating pump- IPC 607.2
5). Add ASSE 1070 mixing valve to lav faucet info on plan page P601 -IPC 419.5
6). Lav faucets on plan page P601 need to be automatic type-Tucson Amendment- new section 412.11 “412.11 Automatic faucets. New or replacement faucets serving lavatories in all buildings other than R3 occupancies, individual units in R2 occupancies, or International Residential Code structures shall be provided with automatic faucets in accordance with 419.6.
7). Utility Plan page 6 shows RV dump & water connection, add detail to plan page P501. -IPC 106.3.1
8). Utility plan page 6 doesn't show any bldg. water & sewer connections. -IPC 106.3.1

This site is located in C-2 Zone (UDC 4.7.21), Personal Storage use is an allowed use in the zone (UDC Table 4.8-4), subject to Use Specific Standards 4.9.10.C.3 & .6.

1. As DP22-0189 has not completed the first review Zoning is not able to compare the building plans to the DP. Once the 1st review of the DP is completed and comments addressed Zoning will review the building plans for compliance with the DP. Additional comments maybe forth coming. Zoning cannot approve the building plans until the DP is approved by all review agencies.

05/04/2023 Water - PDSD REQUIRES RESUBMIT 1. Clarify the size of the proposed water meter to serve this building. The civil utility plan calls for a 1" meter, the Building Water Supply Calculation on sheet P602 shows a 1-1/2" water meter, and the Water Calculations Downstream of Booster Pump, also on sheet P602 shows a 2" water meter.
2. Tucson Water limits a 2" meter to a maximum demand of 160 GPM. The Water Calculations Downstream of Booster Pump, on sheet P602 shows a total demand of 288 GPM. If this is correct, you will need to have a 3" water meter.
