COMMENT: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in C-2 Zone (UDC 4.7.21), a Food Service use is an allowed use in the zone (UDC Table 4.8-4) subject to Use Specific Standard 4.9.4.M.1 and 4.9.13.P.

1. Zoning has reviewed the building plans for compliance with DP22-0151 and although it appears that the building plans match the DP, except for the comments below, Zoning cannot approve the building plan until the DP is approved.

2. This comment was not addressed. The building height shown on the DP, 15.25’ does not match what is shown on the elevations in this building set.

3. The next submittal will require review by the Billboard Review Committee for compliance with applicable billboard standards. City staff will transmit and return comments to the applicant.
