This comment is still applicable please provide a complete plan set. 1.COMMENT: As you are proposing to convert from non-habitable space to habitable space and the existing structure does not meet perimeter yard setbacks to the west property line a neighbor’s setback waiver or Design Development Option (DDO) will need to be processed and approved to reduce the setback. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 10’-0” the required perimeter yard setback from the proposed accessory structure to the west property line is 6’-9”, the proposed setback is 2’-0”. At a minimum, a neighbor’s setback waiver is required to reduce the perimeter yard setback. To secure this waiver the following text shall be provided on the plot plan and be signed and dated by the owner of the property to the west: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are unable to secure the neighbor’s setback waiver a Design Development Option (DDO) will need to be processed and approved to reduce the setback. A DDO is a separate submittal from the building plan and shall be submitted at: https://tdc-online.tucsonaz.gov/#/ using the Submission Type “Zoning Administration”.
