A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Clarify what sheets 16-21 are for as they appear to be duplicates/ 2. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. a. This comment was not addressed. Comment response states that setback dimensions o f5’-4” was provided on sheet A2 but there are no dimensions from the proposed addition to the east property line. Also no setback dimensions were provided for the sheds. Provide perimeter setback dimension from the proposed addition to the east property line. b. This comment was not addressed. Provide a dimension from the centerline of Beverly Dr to the south property line and from the face of curb to the property south property line. 3. This comment was not addressed. Comment response states that the info is provided on sheet A8 but no sheet A8 was submitted. The setback dimension ans signoffs should be on sheet A2. Zoning was not able to find compliance review or permit documentation for the 2 sheds called out under Key notes 1 & 2. Provide perimeter yard setback dimension for the sheds. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. The proposed addition does not appear to meet perimeter yard setback. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height less than 9’-0” the required perimeter yard setback from the proposed addition is 6’-0”, proposed setback not provided. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
