This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.
a. This comment was not addressed. Comment response states that setback dimensions were provided on sheet A1, sheet A-1 only shows the existing conditions. Show the required setback on sheet A-2 from the proposed addition to the east property line. Also no setback dimensions were provided for the sheds. Provide perimeter setback dimension from the proposed addition to the east property line.
b. This comment was not addressed. The dimensions provided are from the house, provide the correct dimensions. Provide a dimension from the centerline of Beverly Dr to the south property line and from the face of curb to the property south property line.

2. This comment was not addressed. Comment response states that the info is provided on sheet A8 but no sheet A8 was submitted. The setback dimension and signoffs should be on sheet A2. Zoning was not able to find compliance review or permit documentation for the 2 sheds called out under Key notes 1 & 2. Provide perimeter yard setback dimension for the sheds. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):

3. This comment was not addressed, see comments above. The proposed addition does not appear to meet perimeter yard setback. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height less than 9’-0” the required perimeter yard setback from the proposed addition is 6’-0”, proposed setback not provided. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required interior setbacks are the greater of 6'-0" or 2/3 the height of the proposed wall, whichever is greater, measured from the property line. Based on a wall height of less than 9'-0", the required setback from the east lot line is 6'-0"; proposed is 5'-4".

The application submitted is complete. A balance of $247.50 is due for this DDO application. The notice of application may begin once the invoice has been paid.
