Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The following comments may be relative to an application for a Board of Adjustment variance (UDC 3.10.3).

1. This comment was not addressed. Per UDC 6.6.2.B, an accessory building shall be built only on a lot occupied by a principal building or use. The proposed storage shed is an accessory building and there is currently no principal building or use on the property. A separate permit for a mobile home or other principal building must be applied for and issued prior to issuance of this permit.

2. This comment was not addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. The requirements are listed and numbered within the above provided link.

3. Per UDC 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment variance would be required for a detached accessory structure such as the storage shed proposed to be constructed between Atterbury Wash Way and the proposed mobile home. If you do not wish to pursue a variance, the shed must be placed in the future side or rear perimeter yard.
