COMMENTS: The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is in the R-3 zone (UDC 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2), subject to use-specific standard 4.9.7.B.6.

1. This comment was not addressed. Per UDC 6.4.5.C, the minimum required front street perimeter yard setback is the greater of 20'-0" or 1 ½ times the height of the proposed exterior building wall. Based on wall heights of less than 13'-4", the minimum required front street perimeter yard setback is 20'-0"; proposed is 5'-4" (measured from the street property line to the post of the proposed covered walkway), approximately 14'-11" (measured from the front street property line to the carport wall), and approximately 18'-0" (measured from the front street property line to the building wall). Zoning cannot approve this building permit until the submitted DDO application has been processed and approved by Zoning Modifications staff.
