Multi-family is a permitted use in this zone (Table 4.8-2), subject to Use Specific Standards 4.9.7.B.6, .9, & .10. These comment are still applicable please provide a complete plan set. COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. 4th plan submittal the plot plan is missing from the sheet 1 and plans still show the addition mentioned below. The following comments apply. 2. Based on the 2nd submittal site plan the porch structure is located 0.75’ from the south property line. Per UDC Table TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 Zone, Nonres Use to Res zone the required perimeter yard setback from the proposed porch to the south property line is 10’-0” or ¾ the (H) = Height of the proposed exterior building wall. As no height was provided Zoning cannot determine the perimeter yard setback requirements. As shown on the plan at 0.75’ from the property line a Board of Adjustment for Variance will be needed to reduce the south perimeter yard setback. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Contact of the Board of Adjustment is Mark Castro at Mark.Castro@tucsonaz.gov. It is not clear if the setback that is shown is to the post supporting the porch or to the roof. Per UDC Article 6.4.5.B.2 the setback for a porch type structure is measured from the post supporting the structure as long as the roof overhang does not exceed 2’-0”. If the post supporting the structure is at least 1’-0” from the south property line a Design Development Options (DDO) may be used to reduce the perimeter yard setback.
