This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter identifying the sheet number of each update for all comments. PLANS: 1. Sheet S-05.1 includes both a beam with rafter design and roof truss details. Clarify the plans with a single roof design. A roof design requires both structural and energy efficiency compliance. A ridge beam with minimum sized rafters typically requires a spray type insulation. A single span rafter structure may accommodate a layer of foam board at the sheathing with a batt filling the cavity. 2. Update Framing Note #6, 7 & 8. Also, identify roof sheathing with ½” when rafters or truss are spaced at 24” OC or with 3/8” when support structure is spaced at 16” OC. Detail #2/A5 on sheet S-05.1 notes 3/8” OSB decking which is undersized for typical truss spacing. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Show the placement of ridge foam board with batt or spray foam material on sheet S-04. Indicate an option for condensation control compliance that accommodates the roof structure size. 2. Sheet S-04 includes a Wall Section House Side. Show a rafter size that will accommodate R-38 Batt Insulation or change the insulation type to open cell spray foam. Also, relocate the foundation depth dimensions with the 1’-0” located from F.G. to the bottom of footer. Remove the 6” extended above the F.F. 3. Sheet S-04 includes a Wall Section Garage Side. Show the garage on the floor plan or remove this section. This section could be changed to the proposed exterior wall with ½” siding. 4. Sheet S-04 includes two Typical Exterior Wall details. Replace one with the wall separating the existing and proposed dwelling. This detail will show the existing studs & insulation with 5/8” Type ‘X’ GWB placed on each side. Also, show R-19 in 2x6 cavities. R-13 is used in 2x4 cavities. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling under 1501 SF requires a 45 CFM continuous setting. Notate the setting on the plan. 2. Provide a Manual J report, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. ELECTRICAL PLANS: 1. Provide a 100 AMP panel. Update the stove and water heater circuits for 240-volt operation. 2. Show two separately numbered kitchen countertop circuits, E3703.2 and E3901.3. 3. Show a smoke alarm circuit, R314. 4. Note all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16. OUTDOOR LIGHTING CODE 1. Label the proposed fixtures as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to the mechanical plan.
