PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide a response letter identifying the sheet number of the update for each comment.

ROOF FRAMING PLAN:

1. Provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.
2. Provide consistent rafter sizes Wall section on on sheet S-04 notes 2x12 but 2x6 is shown on S-05 and S-05.1.
3. Identify keynotes 1, 2 & 3 on S-05.1.

SECTIONS - DETAILS:

1. Individual dwelling units require separation with a 1-hour fire-resistance rated assembly without openings, R302.3. Provide a detail showing compliance with 703.3 of the 2018 IBC typically 5/8” Type ‘X’ GWB placed on each side of wall stubs. A layer is needed on the interior of the existing dwelling (unit #1) if this wall becomes a 1-hour fire-resistance rated assembly.

MECHANICAL PLANS:

1. Identify the location of ducts (rooftop or within chase) with appropriate insulation, N1103.3.1.
2. Provide a Manual J report, M1401.3, M1601.1 or notate a deferred submittal for approval.

ELECTRICAL PLANS:

1. Update the panel schedule showing the stove and water heater circuits with 240-volt two pole operation.
2. Note all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16.

OUTDOOR LIGHTING CODE

1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place the certificate in the electrical panel, N1101.14. Add notation to the electrical plan.
