Please Note: there were two different sets of drawings submitted, the set of drawings that was prepared by the Architect Chauncey Meyer was the most complete and therefore was the set that was reviewed and matches the comments provided. 2. Update note 1 under general structural notes on sheet 4 to indicate the 2018 IRC not the uniform building code. 3. Provide a complete braced wall line layout showing the location of braced wall panels or continuous structural panel sheathing that is in compliance with 2018 IRC R602.10.4.2. 4. Indicate that the soil under the slab and around the footings will be treated for termites prior to the pouring of the concrete. 2018 IRC R318. BUILDING REVIEW COMMENTS: Denied 1. Please Note: there were two different sets of drawings submitted, the set of drawings that was prepared by the Architect Chauncey Meyer was the most complete and therefore was the set that was reviewed and matches the comments provided. 2. Please provide a letter indicating the location of all changes to the drawings for the resubmittal. 3. The architects stamp will expire soon and will need to be updated. 4. Indicate on the drawings that all work shall be done in accordance with the adopted codes of the City of Tucson/ Pima County. 5. Provide a natural light and vent chart for the new habitable rooms and the existing bedroom that is loosing one window to the new addition. 2018 IRC R303.1. 6. Provide egress information for the window that is to remain in the existing bedroom. Indicate its operational type (double hung, casement), clear opening size and height off of the finished floor. 2018 IRC R310.2. 7. Correct the crawl space vents on the foundation plan so that one ventilation opening is located within 3 feet of each corner of the building. 2018 IRC R408.1. 8. Indicate on the drawings that the area in the crawl space shall be cleaned of all vegetation and organic material including construction material and wood. 2018 IRC R408.5. 9. Indicate the R value of the floor insulation on the drawings, only the ceiling and walls are indicated in the wall sections. A minimum of R13is required per 2018 IECC Table R402.1.2. 10. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11. 11. Note on the drawings that a nonabsorbent wall surface will be provided a minimum 6’ above the floor with cement, fiber-cement, or glass-mat board backing in tub/shower enclosures. 2018 IRC R307.2. 12. Note on the drawings that ceiling gypsum board must be either 5/8” or ½” sag resistant when applied to ceilings framed at 24” o/c per Tucson amendment. 13. Clarify the minimum spacing between the guardrail vertical members on the drawings. Guards shall not have openings that would allow the passage of a 4” sphere with the exceptions of the open sides of the stair and the triangular opening at the treads. The detail on sheet 5 indicates the balusters to be located to be 3 7/8” “clear”. 2018 IRC R312.1.3. 14. Provide details for a handrail on the drawings. If the handrail is to be part of the new metal guard then provide a minimum size of the metal on the drawings that complies with the required grip size in accordance with 2018 IRC R311.7.8.5. 15. Indicate the stair handrail ends will be returned or terminate into a newel post or safety terminal on the drawings. Update the details to show this. 2018 IRC R311.7.8.4. 16. Indicate a permanent certificate shall be completed by the builder or other approved party for the new work. The certificate shall be posted on a wall in the space where the furnace is located, a utility room or an approved location inside the building. The certificate shall indicate the predominant R-values of insulation installed in or on ceilings, roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside conditioned spaces; U-factors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing performed on the building. 2018 IECC R401.3. Update the existing panel schedule and indicate the circuits that were not labeled. 3. Update the circuit numbers on the new sub panel to match the drawing. The bathroom GFCI and the smoke detectors are indicated differently. Coordinate the panel schedule with the drawings. 4. Note that the new can lighting installed in the ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66, 2018 IECC. 5. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8. 6. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1. 7. Note on the drawings that smoke detectors will be installed in the existing house, not just the new addition. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2.
