A single-family residence and additional unit is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. COMMENT: Per UDC Article 6.3-2.A, the required setback in the R-2 zone is the greater of 6 feet or 2/3 the height of the proposed building wall. Per UDC Article 6.4.4.A, “…height is the vertical distance measured from the design grade elevation…” Per UDC Article 6.4.5.B.2, “A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements.” Provide a dimension from the design grade elevation to the highest point of the building wall supporting the roof extension per the above standard. Based on the height of the overhang of 9 feet and a design grade level of -8”, the required setback will be greater than the 6’ shown on the plan. Clarify the proposed setback on the next submittal. 2. COMMENT: Per UDC Article 6.6.3.C, “Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line.” The property is located in the R-2 Zone and is eligible for a 2nd unit that does not have to follow the above ADU standard. On the next submittal change the references from an ADU to a Second Unit. 3. COMMENT: Provide a Lot Coverage Calculation. Per UDC Article 6.4.3., Lot Coverage includes the areas of a lot covered by buildings, storage areas, and vehicular use areas. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: revised residential building permit along with a detailed response letter, which states how all Zoning Review Section comments were addressed.
