This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1), subject to Use Specific Standards 4.9.7.B.6, .8, & .9.

1. This comment was not addressed. Until the Board of Adjustment for Variance is approved Zoning cannot approve this building plan. Per UDC Article 6.6.3.B Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment for Variance is required to allow a detached accessory structure, garage, in the front yard as shown on the plan.

2. This comment was not addressed. Zoning was not able to find approved compliance reviews or permits for the shed or coop area shown on the plan. Both are considered detached accessory structures and require approval. Either provide approved documents for these structures with the next submittal or include them in this permit. As they are detached accessory structures located within the front yard a A Board of Adjustment for Variance is required.
