This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. This comment was not addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 2. This comment was not addressed. If any of the wall exceeds 6’-0” or where retaining applies and the wall exceeds 6’-0” above the retaining portion a Design Development Option (DDO) for wall height will need to be processed and approved. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov. On the plot plan clearly indicate the heights of the proposed wall. Per UDC Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six feet, as measured from design grade. However, the wall or fence may be higher than six feet, but no higher than ten feet, if: Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall. Clearly demonstrate that the above requirements are met on the plot plan. 3. This comment was not addressed. Zoning acknowledges that a legal description was provided for parcel 127-13-075B but as this parcel has been split off of 127-13-075A and not processed and approved by COT PDSD, Zoning cannot approve this plan. A land split will need to be submitted and approved prior to approval of this wall permit. A new legal for parcel 127-13-0740 and 127-13-075B combined and a separate legal for parcel 127-13-075A will be required. A supplemental plot plan will be required for both parcel 12713075A and 127130740 showing that perimeter yard setbacks are met to the new property line. The land split is a separate submittal from the wall permit. There appears to be some type of land split that does not appear to have been processed through COT PDSD. Provide documentation that this land split was approved by PDSD. Also, as this land split has created a substandard lot it must be combined with the main parcel.
