This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. This comment was not addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 2. This comment was not addressed. On the plot plan clearly indicate the heights of the proposed wall. Per UDC Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six feet, as measured from design grade. However, the wall or fence may be higher than six feet, but no higher than ten feet, if: Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall. Clearly demonstrate that the above requirements are met on the plot plan. 3. This comment was not addressed. There appears to be some type of land split that does not appear to have been processed through COT PDSD. Provide documentation that this land split was approved by PDSD. Also, as this land split has created a substandard lot it must be combined with the main parcel. Provide a copy of the approved Pima County Combo Request form with your next submittal.
