Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide a response letter on separate file with the updated construction plan set.

Revised construction plans should be a clouded set if the approved plan set. The submitted hand drawn pages shown very different construction methods from the original submission. Because the latest plans are not a revision of the approved plans for this permit a withdrawal and new permit is required.

Submit a cancelation for this permit and provide a new application for processing the next plan set submission. Credit for retained permit fee will be transferred to the new carport permit.

SITE PLAN:

1. Provide a site plan showing the street address and north arrow, R106.1.1.

STRUCTURAL PLANS:

1. Provide a complete framing plan showing the location and size of beams and supporting walls with 2018 IRC prescriptive compliance or provide an Arizona professional stamped plan set showing performance compliance with wind loading conditions, R301.1.

SECTIONS - DETAILS:

1. Show an appropriate footing size for supporting the live and dead loads for the structure, R106.1.1. Show the bearing surface area of the Form Tube supporting the posts.
2. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. This is a concrete stem for raising the wood materials above grade.
