This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Separate the narrative letter and construction plans into different files. Place page numbers on each sheet of the construction plan set. Provide a clear and concise construction plan set with numbered sheets. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits SITE PLAN: Show the garage as existing if permitted or provide construction plans within this set if the garage is a proposed building requiring a permit. STRUCTURAL PLANS: 1. Provide a complete roof framing plan showing beams (include the support post spacing) and fastener sizes with 2018 IRC prescriptive compliance or provide an Arizona professional stamped plan set showing performance compliance with wind loading conditions, R301.1. The roof framing plan must include all load bearing structures (walls and posts). 2. The 2x8 breezeway roof rafters are undersized for the 26-foot span, R301.1. This structure must support a 20 pound per square foot live load. SECTIONS - DETAILS: 1. Show reinforced foundations with #4 rebar, R401.2. A single-family residence is a permitted use in this zone (Table 4.8-1) subject to Use Specific Standards 4.9.7.B.6, .8, & .9. 1. This comment was not addressed. The proposed carport as shown exceeds the allowed 12’ height. Per UDC Article 6.6.3.D Accessory structures , except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. Per UDC Article 6.4.4.A & Figure 6.4.4-A, Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof. That said the proposed carport exceeds the allowed 12’ height for a detached accessory structure. A Board of Adjustment for Variance must be submitted and approved for the permit to be approved as drawn. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. An option to allow the carport as shown on these plans would be to provide a roofed structure connection from the main dwelling to the proposed carport.
