This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the utility lines requiring upgrade or replacement. FLOOR PLANS: 1. Show the functional name of each proposed room and each adjacent room, R106.1.1. Existing bedrooms must show code compliance for egress. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. ELECTRICAL PLANS: 1. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. This may require a floor mounted receptacle outlet within 18” of the window wall, R3901.2.3. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13, N1102.1. Show a means of achieving the prescriptive values at each assembly on the plans or show overall compliance if using less than prescribed component values by providing a RES check calculation. This site is located in the HR-3 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. As height dimensions were not provided perimeter yard setback requirements cannot be verified. Provide the needed height dimensions on the elevations so that Zoning can provide the required comment so that Historic can waive perimeter yard setbacks. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 4’-6” setback is proposed to the south property line.
