This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 12’-0” the required perimeter yard setback from the proposed detached garage to the south property line is 8’-0”, proposed setback is 2’-0”. The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). 2. Proposed side street perimeter yard setback from the detached garage to the Plumer Av. property line is 8’-0”. 3. Per UDC Article 6.4.5.C.1.c.(1) For garages , a minimum of 18 feet (the length of a standard parking space) must be provided in front of the garage door so that a full 18-foot parking space is available for parking on site, proposed distance from front of the garage door to Plumer Av. property line is 8’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
