This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Structures built without a permit may require alteration for building code compliance. Provide a clear and concise construction plan set. SECTIONS - DETAILS: 1 Show a cross-section detail of the proposed exterior wall, R106.1.1. Show 3/8” structural or ½” non-structural wall sheathing of the proposed exterior wall, R106.1.1. 2 Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 3 The framed wall may require a concrete stem for achieving the 6” clearance between framing and ground (R317.1 item 5). 4 Identify all fasteners for wind loading compliance. This site is located in the HO-3 zone (UDC 4.7.9). Historic Review is required. Below is the link for the historic application. Please contact Jodie Brown (jodie.brown@tucsonaz.gov) or Michael Taku (michael.taku@tucsonaz.gov). This site is located in the HO-3 zone (UDC 4.7.15). Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. The minimum setback is the greater of ten (10) feet, or three-quarters (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-3.A). 1. Based on a wall height of 10’-2” the required perimeter yard setback from the proposed carport to the west property line is 10’-0”, proposed setback is 3’-6”. 2. Based on a wall height of 13’-10” the required perimeter yard setback from the proposed carport to the west property line is 10’-5”, proposed setback is 3’-3”. The following comment needs to be addressed prior to Zoning approval, additional comments maybe forth coming depending how this comment is addressed; 3. The lot coverage does not appear to be correct. Per UDC Article 6.4.3.B.3.b the following is included in the lot coverage, Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved. Based on the proposed location of the carport there is a large area of vehicle use area that is not included in the lot coverage calculation. Per UDC Table 6.3-3.A: DIMENSIONAL STANDARDS FOR THE O-1, O-2, & O-3 ZONES, O-3 Zone the maximum allowed lot coverage is 75%. Based on a rough measurement there is at least 1,200 sq ft of vehicle use area that would exceed the allowed 75%, a Board of Adjustment for Variance maybe required.
