This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. The construction plan set shows all proposed additions, repairs and alterations to the building and parcel. STRUCTURAL PLANS: 1. Provide a complete plan set showing prescriptive compliance with the 2018 IRC or provide an Arizona professional stamped plan set showing performance compliance, R301.1. Include a roof framing plan. 2. The proposed Patio Cover may be sited within the 3’ fire separation distance from a property line. Show compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1 or remove any structure closer than 3 feet to the property line. SECTIONS - DETAILS: 1. Provide a complete cross-section detail showing proposed material sizes and ratings for the fire rated wall, R106.1. 2. Provide a structure section showing existing and proposed features including a foundation, framing, sills, anchoring, ledger, and sheathing, R106.1. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. COMMENT: Per UDC Section 6.3-2.A, the required setback in the R-1 zone is the greater of 6 feet or 2/3 the height of the proposed building wall. Based on the height of the carport wall of 10 feet, the required setback is 6 feet 8 inches from the east property line. The proposed setback is 1 foot 1 inch from the east property lines. THIS COMMENT WAS NOT ADDRESSED: Clarify the proposed setback. The site plan dimension shows 1’1”, but Project Scope Not 1 states 1’. 2. COMMENT: Per UDC Section 6.4.5.C.1.a, “For single-family development, the minimum required front street perimeter yard is 20 feet measured from the street property line.” The proposed front yard setback is 18 feet 2 inches and encroaches into the required street perimeter yard setback requirement. 3. COMMENT: The carport encroaches into the required perimeter yard and street setbacks and will require the approval of a Design Development Option (DDO) to reduce the required before zoning can approve. The DDO application and requirements may be retrieved from: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/ddo_for_setback_and_height_udc.pdf. The completed application shall be submitted as a PDF under assigned permit number T21CM03780. COMMENT: The “Existing Shed 65sf” and “Existing Shed 100sf” shown on the site plan appear on aerial imagery sometime after 2012 and do not have a permit history. Both sheds encroach into the required perimeter yard setbacks. As the sheds are detached structures a neighbor’s setback waiver may be utilized to reduce these required setbacks. The neighbor waivers shall be signed by the property owners of Pima County Tax Parcel Number 128-11-0090, 5067 E Cooper St. The signed neighbor waivers shall be directly pasted on the site plan and shall include the following text: My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan. Signature: ________ Date: _________ If a neighbor’s setback waiver cannot be obtained, the setback reduction for the sheds can be applied for under the same DDO process as the carport setback reductions. Provide setback information for the structures on the site plan. The DDO process can only reduce the required setbacks to 1 foot from the property line. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: revised residential building permit along with a detailed response letter, which states how all Zoning Review Section comments were addressed.
