This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. This comment was not addressed. Show the dimensions from face of curb to the street property lines. It appears that the fence has been built within the City of Tucson right-of-way. Based on paving plan I-748N the north property line is 9’-0” south of the face of curb. The west property line is 14’-0” east of the face of curb. Face of curb is the point where pavement meets the concrete curb. 2. This comment was not addressed. Provide the height of the fence on the plan. 3. This comment was not addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 4. The submitted screenshot shows “Possibly adding detached shade canopy metal” clarify if the canopy is going to be added. If so clearly show the canopy on the above required plot plan with the setbacks and height clearly shown on the plan. If this canopy is larger than 200 sq. ft. building plans will be required.
